Given the complexity of a land development transaction, the capitalization of a project is also very detailed and involves many variables. We put the transactions through what we call Capital Engineering. As you can see in the article, the investors are looking for the following:

Experience, skill, position in the market with provable absorption, solid management team and a well thought development plan ready to be executed. When all of those stars align and the project has been engineered correctly, the capital will give the project a second and third look which usually is a good sign of measure for attracting capital.
